Close has a team of specialist property fund managers who have been part of the Close Brothers Group since 1994. We provide innovative investment opportunities within the commercial and residential property sectors to IFAs, wealth managers, SIPPs, SASSs, platforms and institutions.
Over our 15 year history, we have raised over £1 billion for our property products via a range of structures, including closed-ended and open-ended funds, as well as tax mitigating products such as Business Property Relief or Enterprise Investment Schemes.
We offer a number of specialist products both in ground rents through The Freehold Income Trust (FIT) and in inheritance tax mitigation products with asset backing through Close Trading Companies (CTC). The former has consistently produced and continues to produce a positive return each quarter over its 16 year history; which is testament to the strong track record of the team. Regarding the latter, since 1996, more than 1,600 CTC companies have been established with a combined share capital of over £150 million. More than 80 CTC shareholdings have been transferred following the shareholder’s death and every shareholding has achieved 100% BPR from IHT (under current law and practice).

None of the property products are regulated collective investment schemes for the purposes of the UK Financial Services and Markets Act 2000. Therefore, we are restricted by law in the promotion of and distribution of information regarding these products. These products may only be promoted to persons in accordance with FSMA 2000 and the FSA’s rules, which includes authorised persons, independent financial advisers, eligible counterparties, professional clients or individuals who have elected to be treated as professional clients. Most of the protections provided by the UK regulatory system and compensation under the UK’s Financial Services Compensation Scheme will not be available.
